The first of three phases at 600 North Glebe Road in Arlington, VA is complete, marking significant progress in a mixed-use project that exemplifies the area’s rapid development. The master-planned development, in partnership with Southeastern Development, integrates an existing Harris Teeter, expanding it to a new 70,000-square-foot grocery store and introducing over 300 market-rate apartments in the first phase, named UrbA. The development features over 700 residential units and a commitment to achieving LEED Silver Certification, further cementing its role in enhancing housing availability and urban vitality near the Ballston Metro station and Ballston Quarter.

 

The design aims to create a visually appealing, pedestrian-friendly environment that replaces an outdated industrial landscape and parking lot with vibrant, engaging neighborhood blocks. The development’s interconnected below-grade parking features separate lobby entrances for residential and grocery use, ensuring convenience for all residents and visitors. Extensive community engagement informed the project, leading to design choices that broke up the long façade on Glebe Road into visually distinct sections. The use of various colors, materials, and vertical elements conveys the appearance of multiple smaller buildings, reinforcing the urban aesthetic while respecting the residential neighborhoods nearby.

 

Phase 1 has already proven successful, achieving 82% occupancy and record-breaking opening day sales for the grocer. Future phases are set to include nearly 400 additional luxury apartments, retail space, and a larger public park, providing connectivity to surrounding neighborhoods. The development’s strategic location at the intersection of N. Glebe Road and North Randolph Street offers easy Metro access and contributes to a transitional urban environment that balances high-density areas with townhomes and single-family homes.

 

Sustainability is a core focus, with Phase 1 pursuing LEED Silver Certification through features like a vegetated roof, water-efficient landscaping, and bike-friendly amenities. It also includes electric vehicle charging stations, high-performance HVAC and lighting systems designed for 20% energy savings, and regionally sourced materials. Over 85% of construction waste has been recycled, and low-VOC interior finishes were chosen to promote a healthy indoor environment. This thoughtful approach positions 600 North Glebe Road as a model for sustainable, community-centered development.
