401 North Washington Street is a Class A building built in 1972 and located in the highly competitive Bethesda / Rockville office market. A single tenant occupies five of the building’s twelve floors.  With an impending lease expiration, the Owner understood the necessity of reimagining the building to retain their anchor tenant as well as compete with other neighboring, amenity-rich properties.

With a goal to maintain as many of the existing architectural elements as possible, the building lobby was transformed from an outdated 1990s aesthetic with dark paneled wood, highly-veined forest-green marble, and a color-blocked “runway” floor pattern, to a welcoming, modern, minimalistic space featuring lounge seating, a white porcelain floor, and cove ceiling lighting to emphasize the twelve-foot ceiling height. Vacant tenant space on the first floor was re-designed as a social lounge space featuring a coffee bar, beer tap, soft seating, and private phone rooms.  A large 2,500 square foot multi-purpose conference center was added including a gourmet break-out pantry which could be utilized for large meetings, events, or for tenants to connect over lunch or a break.  A new fitness center and bike room were also added.
